CLUBHOUSE ROOF REPLACEMENT PROJECT
Last week while repairs were being made to one of the clubhouse dormer windows we learned there were several serious problems with the shingle portion of the roof – which is original and in its 32nd season. We obtained bids for repair versus replacement and elected to replace the roof at a cost of $9,100.
Because the roof is well over the normal 20-year lifespan, and the problems we found were not caused by recent weather conditions, no insurance claim will be filed. The Reserve Fund will be used to cover the expenses. Since the pool cover is still in place, we scheduled the work for next week, weather permitting.
We ask that you avoid visiting the clubhouse or using the parking lot while this work is underway. Opening of the pool is still scheduled for May 15.
2026 Pool Opening Date is Friday, May 15; and Closing Date is Monday, October 5 depending on weather.
Equipment & Service Updates
EPB-Fiber Internet service has been set up at the Clubhouse. Passwords for accessing the Internet are posted one of the bulletin boards. The poolside phone account has been reactivated (423-842-9800). A RING Outdoor Pro Cam has been added for security. The field of view is shown below:

Other upgrades include replacing two breezeway fans and the 20 year-old water heater; and a new storage shed has been located next to the pump room.
There is nothing of great value stored in the shed. Justification of the shed is a significantly cleaner pool pump room making easier to access the pool filters, distribution valves and pump for equipment and water chemistry maintenance. The pool pump room also contains irrigation controls for the extensive sprinkler systems along Ramsgate Parkway’s common areas.
